To avoid or drastically reduce discolored baseboards, passing a tightly squeezed mop in a straight and flattened position where the floor meets the baseboards, then eventually mopping the inner areas of the floor is a good method in keeping the baseboards clean and healthy for longer periods.
Often it is the cleaners or contractors hired by an office or property management company that degrades things like baseboards, and usually in short time.
SOLUTIONS FOR...
Superficial stains, discolored surfaces:

Hot or just simply warm water mixed with dawn dish soap is an ideal solution for slightly discolored baseboards. This is a preferable low-cost approach to low grade stains, scuff marks, or discoloration, especially to light colored baseboards.
Tougher Stains & hardened buildups:

A mixture of baking soda and a small amount of water, forming a paste, can be administered, then lightly scrubbed with a damp microfiber cloth.
A delicate yet prolonged approach is needed to avoid disintegrating the baseboard paint, or any coating that was applied prior to the cleaning.
CARPET WALL BASES

With carpet bases it is usually dust and debris removal rather than accumulated stains needed to be extracted. A vacuum wand attached with a brush head is one of the more practical approaches.

For stains or deep soiling of the carpet bases, it is the same application used on the floor carpet, if they are of same material. Separate from spot cleaning small stains, steam cleaning is generally the best method and more practiced here at Omega Cleaning Services Inc.
